Selling/Renting Advise.
- Remember you are advertising your property, so don't hold back. SELL IT/RENT IT.
- Describe the area. (SELL IT!).
- Describe the positive points e.g., 2 minutes walk from beach, secluded mountain retreat, supermarket 5 minutes walk, private parking, sun on garden/pool all day long, air-conditioned, central heated, solar panels, swimming pool, gardens, tourist area, 20 minutes from Paphos/Larnaca airport, how far is the nearest town etc. etc.
- The prices work out before you advertise how much you want for your property. Do not forget to allow for legal costs and capital gains tax. If you are made an offer think about it, take your time. Don't just say no be ready to negotiate.
- Be prepared to allow people to view your property. Point out special features, the area. Think about what you would look for and what you would like to see. Pick out all the good selling points.
- Be patient, people like to think about things. It is a big step. Invite them to go away and discuss it. But remember to ask them to contact you either way. As waiting on the end of a telephone for a decision is frustrating.
- Make sure all those little jobs you were eventually going to get around to are done.
- The property describe it to its full. You are going to sell it. Describe its many features, its condition inside and out. How many bedrooms, bathrooms, the style of the kitchen, what are you including in the kitchen, how many power points/telephone points in each room, Style of garden, patio's and views. Say what fixtures and fittings are included in the price.
- Go to each room write down the size e.g. 4 metres x 3 meters. Look at what is in the room, power points, telephone points, the floor (ceramic tiles, carpet etc.). The walls (painted, wooden cladding, wall papered etc.). Describe the fixtures and fittings in each room. List the heating, and cooling facilities and how many ceiling fans you have. What style, design is your kitchen/bathrooms?
- List extra items for sale by agreement e.g. patio furniture, gym equipment, etc.
- REMEMBER; ONLY USE KEY WORDS TO SELL. DON'T WRITE PAGES AND PAGES ON ONE THING. POTENTIAL BUYERS WILL SOON GET BORED AND MOVE ON TO ANOTHER PROPERTY.
