The purchasing of land or plots in Cyprus differs greatly to that of the U.K.
In the U.K. we are used to being shown a plot of land for sale which is all neatly marked out and flat,with 3 service pipes sat waiting to be connected.
In cyprus you will rarely find this. So if you are searching for that perfect location of land you may need to first of all, level it and then have the site scrapped. However the costs of this is alot less than in the U.K.
You do not apply for planning permission in principle first.Here in cyprus you are governed by the local authorities and each area is designated into building zones. Once you have found the land you then find out from the local authorities or the mayor of the village what the build percentage is. Most architects will tell you what you can build on the land and the percentage of build, having first seen the title deeds and the percentage of building zone for that particular area.
To apply for building permission you must submit Your application of your property you are wishing to build, via an approved architect or civil engineer.
When you or your Architects obtain building permission, this means that all the relevant authorities concerned have approved the building design and agreed to its construction on the land.
Once you have got the first permit for the building on the land you will then need to apply for and obtain a regular build permit, (licence to build the property). You apply for this at the town district authority or the technical services department of the local municipality. With these permits in hand you are able to begin building your property. The architect is in control of the complete building.
Ultimately it is his responsibility and his licence and reputation that is on the "line", so you will see that the architects will constantly be on site to make sure the builder constucts the property to the plans and specifications approved. Once the building is constructed in accordance with the plans that were submitted you should apply for a certificate of completion.
Builders and Construction companies generally make all the necessary applications through their architects on your behalf, but if you are self building or sub contracting you need to instruct an approved architect who will carry out all the necessary work. Services refer to the supply of water, electricity, telephone, planned road or right of access if your plot is isolated between other plots.
The local water authority or the village mayor will give you a quote to supply your land with water;
The electricity authority is obliged to supply you electricity and will
give you a quote on request.
The telephone company will also give you a quote to supply you
with a telephone line or lines on request.
Building permits will not be granted unless you are on a public road or
you have/will receive right of way to your plot.
