Buying Property in Cyprus

Below is a brief summary about the purchasing of property/land.

As an expat/foreign national having found property you wish to buy, you are allowed to purchase a building or piece of land up to two donums in size. (One donum = 1338m2).
However application to purchase up to three donums can be granted in special circumstances.

Purchasing of property in Cyprus is free hold.

To purchase property you enter a contract of sale, an agreed deposit is paid and the property is then signed over to you.
You then have to apply to the council of ministers for permission to purchase the property
The contract of sale is then forwarded to the land registry and then registered. This is to protect you the buyer, until permission has been granted and the title deeds are transferred into your name and issued.

Once the contract of sale is deposited with the land registry, it cannot be withdrawn by any party, except by you the purchaser.
