1) The house is located in the Solea Valley area, Nicosia District. Its half an hour's drive to get to this area from Nicosia. Currently there is a highway that will link Nicosia with the area under construction. It is estimated that will be completed in the following year 2004 and will shorten considerably the commuting time. ( Solea Area is NOT in the occupied Turkish Army territory of the Republic of Cyprus )
2) The house was built initially in 1960 and in 1982 an extension was done that consisted of one bedroom and the WC/Bathroom as it stands today. The old part of the house which is around 75% of the total structure is covered with tiled roof while the remainder newer extension is flat top
3) It consists of 3 small bedrooms, a lounge, a kitchen, storage space, and W/C bathroom. The total covered spaces are around 120 square meters. There is a small yard at the entrance of the house ( south west side ) that is around 70 square meters and on the north (front ) side of the house there is a veranda of around 40 sq.m. The views from both the yard ( covered with a pergola with grapes ) as well as the veranda are absolutely spectacular and unobstructed. Due to the fact that the house is built in an elevated position there is no chance that the views will ever be obstructed by any structure. From the house's position you see the whole Solea Valley, the Clarion Creek, the Bay of Morphou / Xero, as well as the surrounding hills and villages.
4) The structure is detached on 3 sides, namely East, West, and North and touches a neighbouring house for approximately 3 meters. The nearest structure to the house from the north side is more than 100 meters away, on the west around 40 meters and on the east 5 meters. There is no private parking space, but there is ample public space around the house that you can park 2 and 3 or more cars any time all year round since the house is built in a not dense area in the circumference of the village.
5) The house is in a very good and livable condition but needs some repairs of mainly Decorative nature. The electrical installation is new as well as the piping/plumping system. The drainage system functions 100% with out problems and there are telephone outlets ready to be plugged on immediately. There is a hot water electrical boiling system and in addition there is solar panel system that heats the water (from sun shine ) for free, almost all year round. The structure is absolutely sound. The roof is in good condition but needs some minor repairs of the wooden facials mainly. I estimate the total cost of repairs in order to bring the house to an almost perfect stage to be somewhere between 6,000 to 10,000 Cyprus Pounds depending on what exactly one wants to do. This is the cost of using descent above average materials (including labour costs )
6) Solea Valley area is an area of natural beauty with lots of things to see and do. There is a significant number of mainly Byzantine monuments and Churches of which most are under the auspices of UNESCO's World Heritage program like St. Nickolas of Stegi, St. Mary of Podithou, the ancient Skouriotissa gold mines and 19th – 20th century copper mines, old travellers inns in Kaliana and Galata villages etc..etc…..
The place where the house is located has 1,000 inhabitants and has a Bank, grocery store, coffee shops and restaurants. The major village of the area is Kakopetria village which is 5-6 minutes drive from the house area. Kakopetria is the major no seaside resort of Cyprus. It has 5-6 Banks, more than 20 hotels, apts, plenty of good restaurants, Pubs, Cafes, Night Clubs, Off licenses, dentists, doctors, clinic, a small hospital (and generally all the modern conveniences). The area where the house is built though is very tranquil and picturesque and its people are absolutely friendly, nice, and hospitable. The altitude of the area is around 700 meters above sea level and the climate is dry, cool in the summer time and warm in the winter time.
7) There is a clean title deed, without the minutest burdens on it and transfer can be effected immediately.
